NEW DESIGNATION: As of 2026, KIP is now a member of the CSX Site Selection Program.
For nearly 200 years, CSX has played a critical role in the nation’s economic expansion and industrial development. Its network connects every major metropolitan area in the eastern United States, where nearly two-thirds of the nation’s population resides. Among just 2 other locations in the state of Indiana, we are happy to announce that KIP is added to the CSX Site Select Program.
Located just off Hupp Road in LaPorte County, Kingsbury Industrial Park offers acres of development-ready land zoned M2 Heavy Industrial — ideal for large-scale manufacturing and logistics operations. The park features dual Class I rail access, NIPSCO power and gas, and utilities through Kingsbury Utility Corp (KUC). With no nearby residential areas, the zoning and approval process is straightforward and business-friendly. Plus, a specialized NIPSCO grant is available exclusively for projects within the park — ask us how to apply!
